What is a portfolio landlord mortgage?
A portfolio mortgage is a large long-term loan designed for professional landlords. It allows you to put all your buy to let properties under one loan, making your portfolio more manageable.
You'll only have one monthly payment for your properties, and one lender will maintain your portfolio.
Portfolio mortgages often offer more customisation in terms of interest rates, repayment schedules, and loan terms. This flexibility can help you tailor financing to your needs.
How does a portfolio mortgage work?
A portfolio mortgage allows you to consolidate your buy to let property portfolio under one loan.
It can streamline your finances and communication with your lender. You'll typically only have one monthly payment to keep up with, and your lender will also have a view of all of your investment properties, giving them a better context of your overall financial circumstances.
Portfolio mortgages are usually offered by specialist lenders who have the resources to cater to more unique cases and offer specialised finance solutions.
Unlike a traditional mortgage, buy-to-let portfolio mortgages aren't standardised, so the terms can vary significantly between lenders.
Can I add a property to my portfolio mortgage?
You can add additional properties to your buy to let portfolio mortgage, depending on a few factors, namely the overall financial health of your portfolio and the potential for income from the property you want to buy.
When you want to add an additional property to your portfolio, your lender will conduct a 'stress test' to assess whether the overall income produced by your portfolio (and the proposed new property) can withstand adverse financial conditions or market fluctuations.
Whether or not you can add additional properties to your portfolio mortgage will also depend on the terms you've agreed to with your lender, as these can vary.
You may also have the option to take out a separate mortgage for the new property while maintaining your portfolio mortgage.
How many properties make me a portfolio landlord?
For the purpose of securing buy to let finance, owning four or more buy to let properties counts as a property portfolio.
The Prudential Regulation Authority coined this definition, and it typically doesn't include unencumbered properties.
This means that if you own four buy to let properties but don't have a mortgage on two, you will not be considered a portfolio landlord in a lender's eyes.
Is it harder to get a buy to let mortgage as a portfolio landlord?
It can be more challenging to get a buy to let mortgage if you're a portfolio landlord. In many cases, the additional complexities that come with managing multiple properties mean you'll be subject to further scrutiny from lenders.
Lenders may request more detailed financial information and documentation about your existing property portfolio, including rental income, expenses, and property values.
It's likely that lenders will assess your ability to cover the mortgage payments for all properties in your portfolio, considering not just the property you're seeking to finance but all your existing properties.
However, specialist lenders can take a more holistic view of your situation and may offer finance tailored to your needs.
